5 Things Every First-Time Homebuyer in Bloomington-Normal Should Know

Buying your first home is exciting — and a little overwhelming. Here's what I tell every first-time buyer I work with.

Buying your first home is one of the most exciting — and most stressful — things you'll ever do. After helping countless buyers navigate the Bloomington-Normal market, here are the five things I wish everyone knew before they started.

1. Get Pre-Approved Before You Fall in Love With a House

The Bloomington-Normal market moves fast. If you find a home you love and you're not already pre-approved, you're likely to lose it. Talk to a local lender before you start touring homes so you know your real budget and can act quickly.

2. Think Beyond the Purchase Price

Your mortgage payment is just the beginning. Factor in property taxes (McLean County rates vary by municipality), homeowner's insurance, HOA fees if applicable, and ongoing maintenance. A good rule of thumb: budget 1% of your home's value per year for maintenance.

3. Location Really Does Matter

In Bloomington-Normal, the same square footage can mean very different things depending on which side of town you're on. School districts, commute routes, proximity to major employers, and neighborhood character all play a huge role. As a lifelong local, I can walk you through the nuances that no online listing will tell you.

4. Don't Skip the Home Inspection

I've seen buyers waive inspections to compete in hot markets. I understand the pressure — but please, please do not skip this step. A qualified home inspector can find issues that would cost you thousands to fix after closing. It's almost always worth it.

5. Hire a Local Realtor® Who Will Advocate for You

Not all real estate agents are the same. You want someone who knows this market, has strong relationships with local lenders and inspectors, and will put your interests above their commission. Interview your agent. Ask how many transactions they've done locally. Ask for references.
